A renewal of a distribution center with a cargo handling area in the Keihin Truck Terminal, which is to serve as a logistics base connecting the Tokyo metropolitan area and other regions. The project was a part of the redevelopment plan (Yamashita PMC took charge of the technical verification work) of the metropolitan-based truck terminal owned by Japan Motor Terminal. High functionality and fulfillment of the national and metropolitan requirements to serve as the logistics hub in time of disasters were prerequisites of the project. In collaboration with the client and contractors, Yamashita PMC achieved the optimization of the QCD within a limited time period.

In recent years, the nature and required functions for logistics facilities are drastically evolving, and growth in the area of EC (Electric Commerce) is a part of such changes. Logistics facilities paired with a call center or shooting studio, as well as large-scale high-performance logistics centers equipped with material handling device for the purpose of ensuring efficiency and saving workload are some examples of the newly emerging facilities. At the same time, business owners are increasingly conscious about the BCP (business continuity planning), and demands are growing for safe and secure buildings with enhanced aseismatic performance, and resilient facilities that can quickly recover from disasters. Eco-friendly initiative is also an essential element and some projects require community building approach. While these new needs are apparent, building volume is in the growing trend, while storage and loading/unloading functions are more centralized. Business owners are required to pursue more efficient facilities to stay competitive.

The ultimate goal of CRE (Corporate Real Estate) is to "increase corporate value" = "maximize ROA (Return On Assets)." Therefore, a wide range of fields, multiple perspectives, and specialized knowledge are required, not just financial strategy and real estate utilization perspectives. In addition, in addition to the perspective and knowledge of CRE, PRE (Public Real Estate), which aims to revitalize and improve public facilities such as schools and gymnasiums that are aging, will maintain and improve administrative services, and from the citizen's perspective. It is essential to formulate a strategy based on the actual situation in the region, such as how to use the facilities.
